BASIX - Additions & Alterations
All extensions or alterations to existing homes that have a construction cost in excess of $50,000 are required to have a BASIX certificate. Development applications for new pools with a volume in excess of 40,000 litres also require BASIX certification.
The only energy and water savings commitments for home extensions are;
- 40% of all new light fittings must have fluorescent globes
- New showers, taps and toilets must have a minimum rating of 3 stars
- All new walls, ceilings, floors and roofs must be insulated
- All new north, east and west facing glass must have protection from the sun
- Glass or frame upgrades maybe required if the extension has large window areas
- Most skylights will need to be double glazed
- If you install a new pool you maybe required to install a rain tank and / or a pool cover. The pool filter must also be controlled by a timer.
- If you are replacing your hot water unit you are not allowed to install an electric storage hot water unit.
