BASIX
A BASIX certificate must be lodged to
council with all residential Development Application plans in
NSW.
Building sustainability Index (BASIX) is
an initiative developed by the NSW Department of Planning to
ensure new residential dwellings use less town water and
produce fewer greenhouse gas emissions.
The assessment is divided into 3
sections: Water, Thermal Comfort and Energy. Various
appliances and fixtures such as rain water tanks, hot water
heaters, air-conditioning units etc. are nominated and can be
traded off against each other to achieve the required overall
target.
The finished report is a 5-7 page
document that lists the commitments you selected. These
inclusions are required to be documented on your plans or an
accompanying specification sheet. Your building inspector will
be issued a copy of this report and can not issue an occupancy
certificate until every commitment is included in the finished
built product.
BASIX Review
Service
The Association of Building
Sustainability Assessors (ABSA) sets licensing, training and
insurance guidelines for thermal simulation assessments (AccuRate,
BERS) of
thermal comfort. Unfortunately the Department of
Planning do not set any guidelines for who is able to complete
BASIX assessment. This has lead to a flood of BASIX
certificates in the market that have been completed by inexperienced
people. They maybe either very expensive to comply with
or include appliances or building materials that are not
readily available on the Australian market.
